Overwater or beach.

Overwater or beach.

The choice is not really between two villa types. It is between two kinds of holiday.

The overwater villa is the Maldives' most photographed object. It is also its most misunderstood.

The choice between water and beach is rarely about cost — the price difference is usually small. It is about how the day begins, and what the morning sounds like when it does.

The water villa

A water villa sits over the lagoon, reached by a long timber walkway. The bedroom looks out over reef. The deck holds a private plunge pool and, increasingly, a glass panel set into the floor so the lagoon is visible from inside. At its most theatrical — Soneva Jani — the roof above the bed retracts to the stars.

The morning routine is unusual: the bed faces the sea, and the sea is moving when you wake. Snorkelling begins at the foot of the steps. The temperature inside the villa, in the dry months, is always a few degrees cooler than outside — the timber and the breeze do the work.

The trade-offs are real. Water villas are usually further from the main reef than the beach villas. They are warmer in the wet months — the still air over the lagoon holds heat differently. The walk to the restaurant is longer.

The beach villa

A beach villa sits behind the tree-line, opening through a private garden onto the sand. The room is larger. The garden offers shade, privacy, and — usually — a pool more generously sized than the water villa's plunge.

The morning routine is different: feet meet sand, not timber. The reef is reached by a short walk into the shallows. Many beach villas are closer to the house reef than the water villas — the snorkelling is often better.

The trade-offs: less visual drama. The view is sand, garden, and tree-line, not lagoon. For some guests, this is the point. For others, it is the disappointment.

A water villa is a postcard. A beach villa is a room you remember.

What we recommend

For a honeymoon, or a first visit: water on the first half of the stay, beach on the second. The contrast is significant, and the cost of the swap is usually modest. Most houses arrange it without fuss — Patina Maldives composes the swap particularly well.

For families with young children: beach, almost always — Four Seasons Kuda Huraa is the clearest case on our register. The walkways of water villas are not for short legs without supervision.

For returning Maldives guests: beach, often. The novelty of overwater fades. The space, light, and reef access of a beach villa rarely does.

Begin a letter and we will hold the right villa — and, if it suits the journey, both.
